AUCTION DATE/LOCATION: Tuesday, January 22, 2008, at 10:30
a.m., MT; Auction to be held at Ramada Inn in Sterling, CO.
LOCATION: From Iliff, 1/2 miles south across Hwy #138.
OVERVIEW: This auction allows the opportunity to purchase a rural
acreage with improvements close to Sterling or pivot/flood irrigated to
expand current operation. Excellent ditch water
SALE TERMS/PROCEDURE: The "William Lock Estate - Irrigated
Land Auction" is based on a MINIMUM BID. The sale of the property
is triggered whenever the highest bid or bids received equal or exceed
the TOTAL MINIMUM BID of $530,000. Property to be offered in 2
Parcels and as a Single Unit. Competitive bids will determine outcome
of auction. No parcel sells unless both parcels sell. Sellers agree not to
accept and negotiate any contracts to purchase prior to auction date.
Bids will be taken for total purchase price not price per acre.
SIGNING OF PURCHASE CONTRACT: Immediately following the
conclusion of the auction, the highest bidder(s) will enter into and sign a
Contract to Buy and Sell Real Estate (All Types of Properties) for the
amount of the bid. Required earnest money deposit to be in the form of a
personal, business, or corporate check for 5% of the purchase price for
Parcel #1 and 15% of the purchase price of the Parcel #2 and the Single
Unit which is due upon the signing of the contract and to be deposited
